What the law actually says.
Sixth Schedule, Standard 1.1.2. Each holiday premises must be clearly numbered or named with a sign affixed on the exterior of the unit. In a condominium it goes on or next to the entrance door of the unit.
The sign must show four things.
- iThe address of the premises.
- iiThat the premises is licensed short-let rented accommodation.
- iiiThe official registration or licence number.
- ivThe name, surname and contact number of a designated person available 24 hours to receive complaints.
If there is no sign
An unannounced inspection, then a period to put it right, then an enforcement notice, then suspension or revocation. No fine attaches to the sign itself.

Offences under the Act carry fines between €1,164.69 and €23,293.73. Persistent breach can reach three years imprisonment.
Operating unlicensed
A three-year disqualification that attaches to the operator and to the premises itself, whoever applies next.
If you look after a block, the sign is the small part.
The licence can be held by a mandated agent, and the person on 24-hour duty is usually the manager or their staff on rota. That is recurring work, and it is what an operator profile is for.

The regulation names the mandated agent as somebody who can hold the licence, which puts a good deal of recurring work on whoever manages the units. What it asks of a manager.

- Do I need a door sign for my short-let in Malta?
- Sixth Schedule Standard 1.1.2 of L.N. 92 of 2026 (S.L. 409.24) requires a sign on the exterior of the unit, and in a condominium it goes on or next to the entrance door of the unit itself. How soon it reaches you depends on your licence. The MTA told Times of Malta on 20 July 2026 that the sign measure will be extended to existing licences but has yet to come into force, and that it is drafting guidelines on the signs themselves. An application made from 15 June 2026 is under the new standards already.
- What must the sign show?
- The address of the premises, a statement that it is licensed short-let rented accommodation, the official licence number, and the name and 24-hour contact number of the designated responsible person.
- How long does it take?

- Why does the sign have a QR code?
- So that anyone at the door can reach a person. The QR opens the unit page, where the 24-hour contact is a button and the licence number links to the MTA validator. The regulation sets the content of the sign, not its format, so the QR is our addition and it sits outside the four elements Standard 1.1.2 lists. It replaces none of them. The MTA has not published its guidance on signs yet, so confirm your template with the licensing directorate before a large print run.
- What happens if there is no sign?
- An unannounced MTA inspection, then a period to put it right, then an enforcement notice, then suspension or revocation of the licence. There is no fine specific to the sign, though Cap. 409 article 43 sets fines between €1,164.69 and €23,293.73 for offences under the Act.
